Painting for places that stay open
A house can empty out for a week. A shop can’t. Most commercial jobs happen when your customers aren’t there, and the rest happen one room at a time so the doors stay open.
Offices, shops, clinics and restaurants
Reception areas, meeting rooms, corridors and washrooms. Retail walls between seasons. Waiting rooms where the paint has to be low-odour and the schedule exact. Dining rooms that need to look right before Friday’s service. I paint walls, ceilings, doors and trim, and leave the place the way I found it.
Rental turnovers, condos and common areas
Move-out to move-in is the tightest window in the trade. Suites, basement apartments, stairwells, lobbies, laundry rooms and the hallway every tenant walks through. One colour for the whole unit, the same colour next time, and the small repairs done in the same visit.
Landlords and property managers
If you look after more than one address, you want one call, one quote and one invoice. Send me the address, how I get in and the dates you’re working to. I’ll tell you in writing what I can hold to, and I’ll call before anything changes.

You tell me when the place is empty or quietest, and I work to that.

- Evenings and weekends for shops, clinics and offices, so nobody is painting around your customers
- Daytime for empty units, common areas and anything you can close off
- One room, wing or floor at a time when the whole place has to stay open
- Start and finish dates on the quote, and a call the moment anything threatens them

Turnover painting
For landlords and property managers. The unit is empty on the first, the new tenant has keys on the fifteenth, and the walls need to look like nobody ever lived there.
In and out between tenants
Give me the move-out and move-in dates. I’ll say in writing whether the job fits, and I won’t take it if it doesn’t.
The same colour every time
One wall colour and one trim colour for the building. I keep the names and codes on file, so the next turnover matches the last and touch-ups disappear.
Repeat scheduling
Turn units over every season? Tell me the rhythm and I’ll plan around it. One invoice per unit, sent to whoever pays.
Paperwork
Property managers and business owners need more than a handshake. Here is what I put in writing, and what I can send when your office asks.
- A written quote. Every surface, the prep, the coats, the dates and one price. It holds unless the scope changes, and changes go in writing too.
- Certificate of insurance on request.
- WSIB clearance where your site requires one. Tell me when you ask for the quote and I’ll confirm what I can provide before anyone books a date.
- Invoices that match the quote, one per job or per unit, sent to whoever pays.
- References. Ask, and I’ll put you in touch with someone I’ve painted for.
What I’ll ask you for
- The address, and how I get in: keys, a code or a superintendent
- The hours I can work, and the hours I can’t
- Colour names or codes if you have them
- Who signs off at the end, and where the invoice goes

Can you paint while the business stays open?
Usually, yes. I split the job into areas you can spare for a few hours, tape off the walkway, and use low-odour paint so nobody notices it in the morning. A small shop is often easier in one evening or on a Sunday. Tell me your hours and the plan comes with the quote.
How fast can you turn a unit around?
It depends on the size, the number of colours and the state of the walls. An empty unit, one colour, sound walls is the quick end. Heavy patching, smoke or a dark-to-light change takes longer. Give me the move-out and move-in dates and I’ll say honestly whether I can hit them.
Do you do the small repairs between tenants?
Yes, that is the “Plus”. Nail holes, cracked caulking, a loose towel bar. I take care of the small things while I’m there so you aren’t booking a second trade for a ten-minute fix. Anything bigger, I’ll flag in the quote.
